can someone explain this to me

So, i've come to the point where I'm finally getting a bigger buzz when it comes to artists wanting my beats and linking up with (a little) more well known artists, so with that comes time to think about the realities of getting paid more substantially for my work. When it comes to making money off my beats, It seems most producers on the web sell either leases or exclusive rights. But when a song gets radio plays or album sales, there are now royalties involved. I'm lost when it comes to how royalties work.. Does that come on top of money received for exclusive rights sales? Any and all help is greatly appreciated

Exclusive rights = no more money made from that beat , unless u put a provision in your contract beforehand. (like if the song sells x amount of copies)
Radio or no radio.
The beat is now the property of the person u sold it to.
 
Okay cool, thanks a lot for the help.. Also real quick, I'm probably thinking way too much but I just want to cover all my bases.. I've seen contracts that state that the artist will pay 'X' amount of money basically as an advance with 'x' percent royalties that won't apply until the original amount paid has been covered. What type of sale is this considered since it doesn't really fit into exclusive rights or a lease?
